Booking and payment

The guest will receive a booking confirmation, which will have the name of the property, owner’s contact information, instructions how to reach Ylä-Tommola, as well as all necessary bank information.

The reservation is confirmed when the guest has paid the 30% deposit before its due date (7 days from the moment the invoice has been sent), or has paid the reservation in full. If the reservation is made less than five (5) weeks before its starting date, there is no separate deposit fee. The reservation must be paid in full no less than five (5) weeks prior to the start of the holiday.

If the deposit or the full reservation have not been paid before due date, Ylä-Tommola has the right to cancel the reservation.

Changing and cancelling the reservation

Cancellation must be done in written form (letter, email). The cancellation is considered to have happened when the message has been received by Ylä-Tommola cottages. If the guest can prove that the cancellation has been made and sent to the right address at the right time, the cancellation will be accepted even if the message itself is delayed or not delivered at all.

In cases of cancellation, the deposit is not returned to the guest. If the cancellation happens less than 21 days before its starting date, the entire amount is charged. In cases where the property is then booked by another guest and the same amount is paid for the reservation, the amount paid minus the deposit will be returned to the guest.

If the cancellation happens due to illness, accident, death in the family or other such circumstances, the full amount paid minus the deposit will be returned to the guest. The guest must inform Ylä-Tommola cottages immediately and the guest must have solid enough proof of the circumstance due to which the reservation is being cancelled. If the cancellation happens during the stay, the payment is not returned.

Owner’s right to cancel

In cases of force majeure, Ylä-Tommola cottages have the right to cancel a booking. The amount paid for the booking will be returned to the guest in full.

Staying in the cottage

The keys are given to the guest upon arrival. The estimated time of arrival must be informed and agreed upon beforehand, either by phone or other methods of communication. During the week, the cottage is available for use from 16.00 on arrival day to 12.00 on departure day. Included in the rent is usage of the cottage, the sauna and the rowing boat.

Included in the rent are all furniture pieces, kitchen utensils and dishware, fuel for heating etc. All beds have mattresses, blankets and pillows. Not included are bed linens, towels as well as toilet paper and paper towels. Bed linens can be rented for an additional fee. The guest is reponsible for cleaning the cottage during the stay and for leaving the cottage in good condition. The final cleaning can also be purchased for an additional fee. If the cottage has not been cleaned and will have to be cleaned by the owner before the new guests arrive, the owner has the right to charge at least 80-120€ extra fee afterwards depending on the cottage. Only the agreed upon amount of people can stay in the cottage. Usage of tents and trailers on the cottage grounds without explicit permission from the owner is prohibited.

Damage compensation

The guest is liable to compensate all property damage caused to the property itself or its movables to the owner.

Complaints

The owner must be notified of all complaints and problems immediately during the stay.
